Coastline Remodeling began in a small studio on Ray Street with a single conviction: no homeowner should sign a contract for work they cannot picture. Marisol Vargas had spent a decade in commercial design watching clients approve projects from 2D drawings, then arrive at walkthroughs surprised and disappointed. When she started her residential practice in 2010, she made 3D renders before demolition a non-negotiable deliverable — not an upgrade, not an extra. That decision set the tone for everything that followed.
The first few years were kitchen-forward — San Diego homeowners converting the closed floor plans of 1970s and 1980s tract homes into the open, coastal living spaces the light and climate demand. Word spread from North Park through Hillcrest and on to La Jolla: here was a team that did the structural engineering, pulled the permits, and handed you a fixed-bid price before a single tile was moved. Derek Tanaka joined in 2013 for the structural work; Priya Nair came from her own design practice in 2016 to lead kitchens and baths; Carlos Mendez arrived in 2017 just as California's ADU legislation began transforming the work. The studio grew because it stopped growing the easy way — we have never subcontracted design to an outside firm and have never handed a client a time-and-materials contract.
Today Coastline completes roughly 50–60 projects a year across San Diego County, from single-bath refreshes in Clairemont bungalows to whole-home renovations in Point Loma Craftsmans. Every wall removal is analyzed by our structural team before it is priced. We have talked homeowners out of removals that would have compromised their home. That candor costs us some jobs and earns us most of our referrals.
We work exclusively in San Diego County and have for 14 years. Our team knows the housing stock, the coastal material constraints, the City plan check office, and which structural patterns appear in which tract-home eras. That local knowledge is not something you can Google.
Every project that requires a permit gets one. We handle all submittals, respond to plan check comments, and schedule all City inspections. You receive a complete permit history with your final closeout package — essential for resale and refinancing.

After a decade at a Gaslamp District architecture firm handling commercial tenant improvements, she launched Coastline Remodeling in 2010 to bring that same level of documented design to residential work.
