Flat-Rate Written Quotes

You get one number before we start — materials, labor, subfloor prep, and haul-away included. No change orders after the floor is open, no per-hour billing that runs over schedule.

Subfloor-First Approach

Every finished floor is inspected at measure for moisture, flatness, and structural integrity. Prep work needed is quoted up front. We have never charged a customer for subfloor work they did not agree to.

2-Year Workmanship Warranty

Every install and refinish is backed for two years. If a board lifts, a finish hazes, or a joint opens within that window, we return and make it right at no cost. The warranty transfers with the home.

Honest Assessments, Always

If refinishing is the right answer, we say so. We have turned down replacement jobs worth three times more than the refinish because the floor did not need replacing. Our long-term reputation is not for sale.

From first call to final walk

Moisture-verified installs and flat-rate quotes at every step

  1. 1

    Free Measure & Moisture Reading

Diane or Erik visits your space, measures every room to the quarter-foot, reads subfloor moisture with a calibrated pin-and-probe meter, and photographs any problem areas. This visit is free and takes 30 to 45 minutes.

  2. 2

Written Flat-Rate Quote in 24 Hours

Your quote arrives by email within one business day and includes a line-item breakdown of materials, labor, subfloor prep, and haul-away. No hourly estimates, no "starting at" ranges — one number per scope.

  3. 3

    Material Selection & Scheduling

We walk you through species, stain, and finish options for your space and budget. Once you approve the quote and select material, we order and schedule installation. Hardwood acclimation time is built into the project schedule.

  4. 4

    Subfloor Prep & Installation

Any subfloor work happens on day one before material goes down. The crew works a clean job site, protects adjacent rooms, and follows the nail or adhesive schedule appropriate for your system and species.

  5. 5

    Final Inspection & Warranty Walk

Erik or a senior installer walks the finished job with you, checks transitions, fasteners, expansion gaps, and finish uniformity. We document the install date and hand you the written warranty before we leave.

Every board placed by a certified installer. Subfloor checked first — always.

Erik came out to measure within two days, read the moisture in our basement slab, and told us point-blank that our first choice of solid oak would cup within a year. He showed us the meter reading and recommended engineered maple instead. The floor looks incredible and that honest conversation saved us from a costly mistake. Diane had the quote in our inbox the next morning.

Sofia's refinishing crew turned our beat-up 1940s fir floors into the best-looking thing in the house. Three coats of satin finish, matched the color to our existing trim perfectly, and the dustless system actually worked — I found a single piece of sawdust on the windowsill. That's a miracle in a 1,400-square-foot refinish.

Our 1960s rambler had water-damaged oak in the kitchen and we expected the worst. Heartwood tore it out, repaired a soft spot in the subfloor that two previous contractors had missed, and installed LVP that genuinely looks like wood. Marcus handled the transition to the existing hardwood in the living room and it's seamless. Could not be happier.

Had three floors of carpet pulled and hardwood installed throughout a 2,200 SF house in Northeast. The crew was punctual every single day, moved furniture without a scratch, and left the place cleaner than they found it. Erik personally walked the finished job with me and found a squeaky board the crew had missed — they fixed it on the spot without being asked. That's the detail that earns the fifth star.

Our herringbone white oak kitchen floor is something people stop and comment on when they walk in. Erik drew it out by hand at the measure appointment, warned us it would add two days to the install schedule, and delivered exactly what he sketched. On budget, on time, no drama. This crew does quality work.

Ran the three-screw test and Heartwood told me my upstairs hallway floor could be refinished twice more — recommended the $3.20/SF refinish over a $9/SF replacement. That's honesty you don't often get in a trade that profits from replacement. The finished floor looks brand new.

Good work overall and would hire them again. The tile in our mudroom is excellent — Marcus clearly knows large-format installation. The only friction was a small scheduling delay at the start of the project, though Diane called proactively and kept us informed the whole time. Final result absolutely met expectations.
Amy SorensonEdina, MN
Stair refinishing and hardwood-capping project that another contractor had quoted at twice the price. Heartwood did it in two days, matched the oak stain to our main floor within one shade, and the bullnose routing on the treads looks factory-made. The scheduling window given was wider than I wanted, but the work itself was worth the wait.

06 / Answers

Straight answers to real questions

Real answers about flooring in Minneapolis homes — moisture, species, refinish vs. replace.

Q.01How much does hardwood floor installation cost in Minneapolis?

Installed hardwood in the Twin Cities runs $4 to $9 per square foot depending on species, grade, and installation method. Nail-down solid oak on a wood subfloor is toward the lower end; hand-scraped wide-plank white oak in a herringbone pattern is toward the top. We give you a flat-rate written quote after measuring — the number you get before the job starts is the number on the invoice.

Q.02How do I know if I should refinish or replace my hardwood floors?

We use the three-screw test: a screw driven flush into the face of a board tells us how much wood is left above the tongue. Most pre-1980 floors have 3/4-inch solid boards with multiple refinishes remaining. If you have 1/8 inch or more above the tongue, refinishing is almost always the better investment at $2.50 to $4.50 per square foot versus $4 to $9 for replacement. Cupping, severe staining below the surface, or boards loosened by subfloor movement are the real triggers for replacement.

Q.03Why does my hardwood floor need to acclimate before installation?

Wood is hygroscopic — it expands and contracts with the humidity in your home. If boards are installed before they reach equilibrium with your indoor environment, they move after installation, causing gaps in dry winters and buckling in humid summers. We acclimate solid hardwood for a minimum of 72 hours in your space before installing a single board. In Minneapolis, where the swing between a January interior and an August interior can be 30 percentage points of relative humidity, this step is not optional.

Q.04Is LVP a good choice for a Minnesota home?

For the right application, absolutely. Mudrooms, below-grade spaces, kitchens with high moisture, and homes with in-floor radiant heat are all good candidates for LVP because it is dimensionally stable where wood is not. The honest caveat: cheap LVP (under 8-mil wear layer) scratches heavily in a Minnesota home with pets, boots, and road salt. We spec 12-mil commercial-grade product and include full subfloor prep in every quote. We will tell you when solid wood is the better answer and when LVP is.

Q.05Can hardwood floors be installed over radiant heat?

Yes, with the right product and installation method. Engineered hardwood (not solid) is the correct choice for heated floors because its cross-ply construction resists seasonal movement better. The system surface temperature must stay below 80°F, and the floor needs a slow warm-up period after installation. We check your system specs before recommending a product and include radiant compatibility documentation in your quote.

Q.06How long does a whole-home floor installation take?

A typical 1,000 SF hardwood installation in a Minneapolis home takes 2 to 3 days for the install itself plus 1 additional day for finishing coats to cure. If subfloor work is needed, add a day. Refinishing a similar area takes 2 to 3 days depending on the number of coats and dry time between passes. We give you a room-by-room schedule before we start so you know exactly when each space will be available.

No pressure. No upsell. Just fixed.

One measure. Problem solved.
